Independent building management systems — designed, integrated, and maintained across whatever platform is already in your building. We don't sell a BMS product line, so we're free to work on the one you have.

Most building management systems in Singapore are sold and serviced by the company that makes them — Schneider, Honeywell, Siemens, Azbil, Daikin. That works until you want an honest answer about whether to upgrade, or you need someone to take responsibility for a system a previous contractor installed and walked away from. Unifab is an independent integrator: we don't manufacture or resell a BMS platform, so we have no reason to recommend a rip-and-replace when a retrofit will do. In practice that means we maintain other vendors' systems — Honeywell building management at Millenia Walk, Millenia Tower, and Capitol Piazza, and Honeywell fire alarm at Equity Plaza — alongside BMS we designed ourselves, such as the Expo Depot rail facility on Mitsubishi PLC and iFix SCADA. For the Singapore Institute of Technology we maintain chiller systems, mechanical ventilation, electrical, fire alarm, card access, and CCTV across seven campuses under one contract.
